Previous use was "office for internet sales and showroom for clothing and cosmetics." Disregard the sign that says art gallery. That was not the previous use. In order to avoid going to the planning board for a change of use, this would be the simplest business to open at this store presently. That is not to say we will deny any other uses. They just become more costly, thus requiring at minimum change of use which has a $3,500 escrow to go to planning board in addition to $400 of application fees, and an attorney is required. What I've gathered from the town is that if it's the use that was immediately previous, these other requirements disappear. If it's the same as previous use then $100 application fee. But this is listing agents interpretation of what the town official explained. Also, it seems taking the store as is condition not doing renovations, makes the town process simpler. All utilities to be paid by the tenant. Snow removal to be done by a tenant. The store is open and roomy and has a lot of charm.
